LAND Development & Building, Inc., has brought and is continuing to bring the pocket neighborhood concept to the Northside. This company has already implemented this new design style in Inglewood in Carmel. A similar neighborhood is also being planned by LAND Development & Building, Inc., in Zionsville. This neighborhood will also be known as Inglewood.
Inglewood Carmel and the planned Inglewood Zionsville are known as pocket neighborhoods, a new type of residential community. In pocket neighborhoods, homes are arranged in pods, which share a grassy common space. Each pod in a pocket neighborhood is gated off from the public, creating a sense of security and privacy. Additionally, each pocket neighborhood home has a large porch that encourages constant interaction with neighbors. In pocket neighborhoods, traffic is treated as an eye sore, and it is strategically maneuvered to avenues that pass behind homes and are hidden from view.
Inglenook’s Carmel location is located at the intersection of 99th Street and Maple Drive, just south of the intersection of East 106th Street and Westfield Boulevard. The neighborhood is completed, meaning there are currently no available lots. However, existing homes may appear on the housing market at a later date. Interested parties should keep an eye on the neighborhood to see if any homes go on sale. In total, Inglenook Carmel has 27 homes. Each home in this neighborhood is completely unique, meaning no two homes are the same. There are homes with two, three and four bedrooms. Inglenook Carmel additionally boasts easy access to the popular Monon Trail.
While all of the homes and lots in Inglenook Carmel are occupied, Inglenook Zionsville has plenty of availability. This neighborhood, which will be completed at a later date, will sit on 17 acres of prime real estate off of Zionsville Road. It will be nestled along beautiful Eagle Creek which flows directly into Eagle Creek Reservoir on the west side of Indianapolis. Specifically, the neighborhood will be located nearly in the middle of Zionsville Road between 96th and 106th Street, allowing easy access to both Downtown Zionsville and Interstate 465. Currently, Inglewood Zionsville is accepting lot reservations for the first phase of the neighborhood. There are a total of 16 lots that will be available in the first phase of the neighborhood. Currently, homes have options for three or four bedrooms. There are plans for a second phase of the neighborhood, but the details are not available to the public as of June of 2016.
